Procedure
Bulgaria has a reasonably sensible modern legal system similar to that in the UK. Property titles tend to be established and clear, and the transfer procedures are straightforward. The only real complication is that foreign citizens cannot buy land, including land with a house built on it. This regulation will be removed in 2014. The solution, which is legitimate and which everyone uses, is to establish a Bulgarian company, wholly owned by the prospective purchaser, which is entitled to buy property. This adds a little to the cost, but is not prohibitive (500 EUR or 400 EUR when you buy a property with us).
As in the UK, once a price has been agreed with the vendor, a deposit is paid (usually 10%) and the preliminary contract is exchanged. This contract specifies timescales, payments, and similar details. If a Bulgarian company has not previously been created, this must then be done.
