Frequently asked questions
How many properties could I buy with my company?
You can buy as many properties as you wish with the same company.
Do I have to pay local taxes, could anyone help me keep on top of this?
Yes, you have to pay local taxes, but they are based on the value of the property, and are consequently very modest. Low cost properties in the villages might be £ 15-40 pa and more expensive town properties proportionately more. I can arrange for them to be paid on your behalf if you wish.
What will happen if I or the vendor decide to pull out after exchange and before completion?
As in the UK, there is a possibility for either the purchaser or the vendor to pull out after exchange, but before completion. However, to discourage this there are financial penalties. If the purchaser does so the deposit paid is forfeited to the vendor. If the vendor, then the purchaser will receive the deposit back, plus an amount equal to the deposit. Also, the party responsible for the failure of the contract must pay the abortive legal expenses for both sides.
My property needs to be modernised, would it be easy to find builders?
We can recommend builders, architects, structural engineers, etc. in our area. Remember that, although labour rates and professional charges are very low, and basic building materials are cheaper than in the UK, some items such as central heating hardware and white goods, particularly when imported from Western Europe, can be as expensive or even a little more than at home.
