We had some renovation work done to our house while we were in England, re-wiring, shower room, bathroom and septic tank, this was done to a high standard. The team sent pictures of tiles and bathroom fittings for us to choose; it was easy and all completed for our following visit. They even arranged a lorry and went to Romania to buy furniture for us from Ikea! We had decided to look for our first overseas holiday home in Bulgaria as we thought Bulgaria being an EU country would be full of potential, still untouched and unspoiled by tourism. We were at first cautious about buying a property abroad and we were somewhat apprehensive with the potential pitfalls and complications of buying in a foreign country. Mariana and her company Buy a Home in Bulgaria was recommended to us by one of our friends, who had bought through Maraina and was very satisfied with the result. She was really helpful in assembling a shortlist of potential properties for us to view and arranged with her partners in Bulgaria to meet us and to show us around at various locations that met our needs. Over the two days of viewing her colleague Viktor was really friendly and helpful. He escorted us around to the various properties and never once tried to persuade or influence us in any way. It was simply a very relaxed and enjoyable experience and we ended up buying three properties around the country.
We had heard all sorts of stories about buying abroad and becoming a victim of fraud, by not having any detailed knowledge of the local laws and regulations. However, a translator was provided by Mariana and we visited a solicitor who took care of all the paperwork for the purchase and who acted on our behalf, dealing with the local bank, notaries etc.
Even after completion, Mariana and her team here in the UK and Bulgaria remain willing to offer advice, arranging local services and trades-people. I was trawling through endless adverts for cheap houses in Bulgaria, on a website with adverts posted by a multitude of agents. I responded to a few of the adverts, only to be told by the agents that the house I was interested in was sold, and that I would no longer find anything within my budget, as house prices had suddenly shot up. I was starting to loose hope and interest, and I started to suspect that the adverts were placed under false pretences of luring a potential victim and then stinging them with a house of double the advertised price.
It was just as I was about to give up on the whole ‘owning a home in Bulgaria’ idea, that my luck was suddenly in. I had contacted Mariana. From that point onwards it was plain sailing and great experiences all the way. Even though I was on quite a tight budget, Mariana helped me find a real gem of a house. I was also pushed for time, had never visited Bulgaria before and needed to buy without actually seeing the property. I was aware that it was I bit of a risky thing to do, but I just had a good feeling about the whole thing and felt I could trust Mariana. Well I was not wrong. A couple of months later, I was the proud owner of a house that I had never seen, in a country that I had never visited (but had heard so many good things about the people and the place). I decided it was about time that I jumped on a plane and went to see the house, so that’s exactly what my girlfriend and I did. We had a couple of awesome days snowboarding in Borovets before setting off for Veliko Turnuvo where we have stayed at Villa Pavlov, one of Mariana’s lovely properties. Upon arriving at Villa Pavlov, we were greeted by Mariana’s brother who made us feel completely at home. We were tired, after a long drive, so were delighted to find food and drink waiting for us in the kitchen. The following day we were also pleasantly surprised when we were collected by Mariana’s colleagues to collect my new house keys. Zara and Danny have spent the day chauffeuring us around the town and the area, showing us all of the lovely little spots that we were unlikely to discover had we not had a guided tour. We then went to a traditional restaurant where we sampled a variety of traditional Bulgarian dishes which were all absolutely delicious and made with local organic produce. We had such an unexpectedly pleasant day, before going to the office to collect my deeds and keys. Although Zara and Danny have offered to accompany us to the village to see my house, I wanted to go alone, so we said our goodbyes and off we went to see the house. Well, the pictures really didn’t do it justice, because it was bigger and better than I was expecting. Really looking forward to the next phase of renovation, and I’m sure Mariana and her crew will be right there to help should I only ask.
